Experience Requirements
  • Completed at least 3 real estate investment projects (3 HUDs) in the past 36 months
  • Clients with 1 or 2 HUDs might be approved subject to higher rates or lower leverage
  • Personal residences do not count toward the experience requirement
  • Track record spreadsheet of investment history is required
Collateral Requirements
  • Borrower must provide twice as much equity in separate property to qualify for the private money down-payment loan
  • Example: to borrow $50,000, you must have at least $100,000 in equity in rental properties on which a lien will be placed
  • Equity is determined by property value minus debt; loan statements are required to verify
  • Personal residences do not qualify as collateral

You Review & Approve the Loan

You receive a full deal summary. All terms and conditions are clearly presented. You — not us — always make the final lending decision. You are never committed without your explicit approval.

Collateral Is Verified & Liens Recorded

The borrower must provide rental/investment properties with equity at least twice the loan amount. Collateral is verified through a third-party appraisal, broker price opinion, or loan statement. A lien is recorded on all collateral properties.

You Receive Monthly Interest Payments

Interest is paid directly to your bank account every month during the loan term. You don't have to chase payments or monitor the project — we handle ongoing borrower communication and progress tracking.

Principal Returned at Term End

Between months 4 and 5 of a typical six-month loan, you are offered three options: reinvest the principal, reinvest principal plus earned interest, or receive your principal back at the end of the term. The choice is always yours.
